Are utilities included in the rent?

No. Residents are responsible for establishing electric service in their name. Water, sewer, and trash are billed separately. Trash service is provided through our mandatory Valet Trash program, and community dumpsters are also available for resident use. Shared community electricity costs are back-billed monthly and allocated based on the number of occupants in each unit.

When is rent due?

Rent is posted on the 1st of each month and is due by the 3rd. Late fees are assessed beginning on the 4th.

Is renters' insurance required?

Yes. Residents are automatically enrolled in the property's liability insurance program for $22 per month. Residents may opt out by providing proof of a qualifying insurance policy that meets the requirements outlined in their lease agreement.

Is parking available?

Yes, parking is available subject to availability. Reserved garage parking is $85 per month per vehicle.

Do you run credit and background checks? What are the qualifying criteria?

Yes. We conduct a soft credit screening through Experian. Applicants must have a positive credit history with a minimum credit score of 650. Self-qualifying applicants must demonstrate income equal to at least 2.5 times the monthly rent, while guarantors must demonstrate income equal to at least 3 times the monthly rent.

What is the pet policy?

Pets are welcome, subject to breed restrictions and community guidelines.

What is the decorating policy?

Residents are welcome to personalize their apartment. Any damage beyond normal wear and tear may result in charges assessed against the security deposit at move-out.

What is the guest parking and visitor policy?

Guest parking is available on surrounding public streets and is subject to local parking regulations and availability.

Do apartments come furnished?

Apartments are generally unfurnished. However, select short-term furnished options may be available. Please contact the leasing office for current availability.

How are packages delivered and where can I pick them up?

Packages are typically delivered directly to residents' apartments or to their mailbox in the on-site mailroom, depending on the carrier and package size.

What happens when I decide to move out?

Residents are required to provide a written 60-day notice before moving out. Additional move-out instructions and expectations will be provided by the leasing office at that time.
